Food Castle gas station redo OK’d

Hearing scheduled for Technology Village ordinance

GRAND BLANC TWP. — The Marathon gas station at the corner of S. Dort Hwy. and Grand Blanc Road will undergo renovation soon, which will hopefully clear up what all agree to be an “awkward” traffic flow and make the site more user friendly for both customers and businesses in the plaza.

Patrick Mannor, representing owner and local businessman, Bill Nannoshi, met with the Site Plan Review Committee last week to go over preliminary plans, which include removal of the existing convenience store and adding of two gas pumps.

Customers will now pay for gas in the Food Castle store, and the committee directed that pavement markings be made so as to ensure additional pedestrian safety. Mannor stated the distance from the pumps to the store was no more than at their current store and station near Hill and Genesee Roads.

Planning Commissioner Ed Brown stated the repositioning will help flow on the site, which has been in existence for about 20 years. Mannor added the gas station had been added as an afterthought because the plaza didn’t take off as originally hoped.

Other amendments were proposed and final site plan review will take place at a later date. In other business the Planning Commission reviewed changes made to the Technology Village Zoning Ordinance at the last meeting and discussed a couple more, namely clarifying minimum lot sizes such as is done in the health care zoning ordinance.

This was suggested by Dolores Coulter, who stated she hoped it would prevent the site from being split into small lots and being developed piecemeal, when the vision is for a comprehensive plan.

Planning Consultant Jill Bahm of Giffels—Webster and the commission agreed and that will be incorporated into the next version. Bahm hopes to have that draft ready for the approval of the township board in October.

She added that although no ordinance is ever perfect because things change, Giffels — Webster and the planners put a lot of work into trying to incorporate flexibility and good directions for a potential future developer.

The planners also agreed to set a public hearing date for September which will give residents and developers a chance to review the plans. In addition, Bahm will make a summary available on the township website to give residents a ‘snapshot’ of the extensive project to answer any questions they might have prior to attending the hearing.

Marketing materials are in the works to help promote the site, once the zoning ordinance is approved.
